This is the time for agents to put on the “dog and pony” show! When it’s time to sell I always suggest interviewing 3 agents for the job. Why? When it comes to statistics you’ll get a much better idea of what your home is worth and what the current market conditions are if you get a larger cross section of data. If you just bring in one agent and go by what they say you may either under list your home and sell for too little or over list your home and not sell at all. Each agent will come in and do a presentation for you outlining their selling system, what they feel the home is worth, how long it will take to sell, their commission, etc. Here are some questions you should ask all three agents. How much do you think my home is worth? How do you intend to get that price? How long do you think it will take to sell? What experience do you have? How long have you been in the business? What is your commission rate? What is the TOTAL commission I will pay (watch out for flyers advertising 1% commissions because it never is!)? If during the presentation the agent asks you what your home is worth, DO NOT ANSWER. Simply say you don’t know and that’s why you’re here. DO NOT mention the names of the other agents coming in to present. In fact, don’t even mention other agents are coming in. Agents will change their sales pitch to suit you based on those answers and won’t give you honest unbiased opinions.
