An agent comes in to your home to do a listing presentation. She gives you a projected selling price and shows you all of the services she offers. She then pulls out the local newspaper, some real estate magazines, a just listed flyer and all sorts of other printed advertising material. She then boasts that because of this advertising she will get more exposure for your home than any other realtor. Well, ask yourself when was the last time you read the real estate section in your local paper. Or when was the last time you picked up a magazine in a coffee shop, saw a house and wanted to see it or get more information on it. 5 years ago? 10 years ago? That’s right, print media is virtually dead and the ONLY reasons an agent will put your home in a paper or magazine is to impress you the seller or to justify higher commission. I joke with clients all the time as I do advertise in a local magazine. I tell clients it’s virtually useless but I do it to help out the magazine (the publisher is a friend of mine), it’s a tax write off and it keeps my name current in the neighbourhood. It does virtually nothing to help sell their home and I’m always upfront about this. In fact, in a hot market due to printing schedules your home will probably be sold before the magazine even goes to print! I prefer to pass the savings onto my clients, lower my commission and concentrate more energy on methods that actually work – on line!
