A preemptive offer is an offer that comes in before the set offer date. Most agents will mention in the listing sellers will/ will not review pre-emptive offers. Again, in a hot market the goal is to not sell to the first person coming through the door. This is a no brainer. But there are agents out there who will convince their clients to accept or review pre emptive offers. The home is listed, the offer date is a week later but it ends up selling in 2 days? What’s the rush? Does the agent think those people are going to find a virtually identical model home and buy it before the offer date when inventory levels are at an all time low? NO! It’s convenient for the agent to get the home sold and move on to the next. Imagine if you’re a buyer and you see the absolute perfect home listed on a Wednesday. Knowing that it says offers to be held on Tuesday evening you think you have ample time to see the home and you plan to go on the weekend. To your amazement the home sold before you had a chance to even see it. Now imagine you’re the seller knowing that you missed out on way more potential buyers. Even if all the agents who showed the home are notified of this pre-emptive offer coming in, there’s no way of notifying the people who were yet to book an appointment. If you plan on holding off offers, stick to it. Statistically you’ll do much better. Even IF a bully offer comes in that is ridiculously high, it’s still a good idea to say no to it. Keep this in mind – the buyer has already told you what they are prepared to pay, putting you in a very strong negotiating position when the actual offer date arrives.
